Cesar Humberto Pina, a 48-year-old real estate influencer from Franklin Lakes known as “Flipping NJ,” pleaded guilty Thursday, October 22, in Newark federal court to four federal charges involving real estate investment fraud, money laundering and bribery.
Pina promised investors returns of 30% or more within four to five months, according to federal prosecutors. Instead, he misappropriated millions of dollars, using funds from newer investors to pay earlier investors and diverting money to unauthorized expenses. The contrast between the promised returns and the misuse of investors’ money is central to the case.
Pina also admitted participating in a conspiracy to launder illicit proceeds, including drug trafficking proceeds. In a separate bribery scheme, he provided cash and other bribes to a Paterson official in exchange for assistance and influence involving his Old School 5 development project.
His sentencing is scheduled for March 10, 2027.
